People describe Punta Mita as the most exclusive address in Mexico so often that the phrase has stopped carrying information. We hear it from buyers who have never been past the gate and from agents who have never sold there. So in January we drove up with a camera, walked Tau Residences PH 4 with the listing office, toured the grounds and the beach clubs, and put the whole thing on our YouTube channel. The video shows you the property. This piece covers the part the video cannot: what you are actually buying when you buy in Punta Mita, and what it costs beyond the price on the listing.
Where it sits, and why that matters
Punta Mita is a private, gated community on the peninsula that closes the north end of Banderas Bay, in the state of Nayarit. From the Puerto Vallarta airport it is about 45 minutes by car, and by the time you reach the gate you have left the city behind entirely. The Four Seasons opened here in 1999 and the St. Regis followed, and the residential product grew up around those two hotels: branded residences, custom villas along the water, and a small number of condominium buildings like Tau.
Buyers who know Vallarta from the Romantic Zone or the Marina sometimes arrive expecting a bigger, quieter version of what they already love. It is a different life. There is no walking to dinner and there is no nightlife. What there is instead is privacy, security and service at a level very few places in the hemisphere can match, and a client base that pays specifically for that. We spend more time on this conversation with Punta Mita buyers than on any other, because the lifestyle either fits you or it does not, and no view fixes it if it does not.
The penthouse
Tau Residences PH 4 is a 4 bedroom, 5 bath corner penthouse of 562 square meters, listed at $6.8 million USD by the Punta Mita Real Estate Center. The corner position is what earns it the 360 degree views: ocean on one side, the golf course and the Sierra behind. Inside it is what you would expect at the number, with open living and dining under high ceilings, an upgraded kitchen that opens straight onto the living area, and en suite bedrooms that each open to the water.
The reason we filmed it, though, is the outdoor space. The terraces run the full width of the building and are furnished as real rooms, with a private plunge pool, dining for a large group, and lounge space under the pergola that gets used every day of the year because the weather allows it. The terrace alone is bigger than a lot of the condos we sell in town.
One detail for anyone comparing square meters against a home back home: in Mexico, covered terraces are typically counted in the total construction size of a home or condominium, unlike in the United States or Canada. A penthouse like PH 4, at 562 square meters of construction, may have a third of that outdoors. That is simply how construction is measured here, and it is why we walk every property with a client rather than ranking them off a spreadsheet. The part most buyers miss: Club Punta Mita
Owning inside Punta Mita and having access to Punta Mita are two different things. The beach clubs, the two Jack Nicklaus signature courses (Pacífico and Bahía), the tennis and racquet facilities, the fitness and spa programs and the members' dining all run through Club Punta Mita, and club membership is separate from your deed.
In the video we walk through how the membership is structured. There is a refundable membership deposit of $100,000 USD. There are annual dues on top of that. And there are two tiers, a Premier membership and a Sport membership, which differ in what they include, most notably around golf, and in what they cost each year. Which one makes sense depends entirely on how you will use the property. A family that golfs every week is making a different decision from a couple that wants the beach club and the dining and nothing else.
We raise the membership on the first call with any Punta Mita buyer, because it belongs in the purchase analysis from day one. It affects your carrying costs, it can affect the rental appeal of the unit if you plan to rent it, and it is one of the things a seller's disclosure will not fully explain for you. Ask us for the current dues before you make an offer, not after.
The celebrity question
Every buyer asks, so here is the honest answer. Yes, the Kardashians vacation in Punta Mita and have for years, and so do a long list of athletes, executives and entertainers who are far less public about it. We do not name clients and we do not sell property by pointing at who lives next door.
What that traffic tells you is more useful than the gossip. People with unlimited choices keep choosing Punta Mita, year after year, because the privacy, the security and the service are real. That consistency is what supports values inside the gate, and it is the reason a $6.8 million penthouse here is not an unusual number.
What we tell clients
Punta Mita is the market in Banderas Bay where we spend the most time educating before we ever show a property. The lifestyle is specific, the cost structure has pieces that do not exist elsewhere in the bay, and the inventory moves quietly, often without ever hitting a public portal, which is why relationships inside the community matter more here than anywhere else we sell.
