Puerto Vallarta vs. Cancún, Honestly Compared
Two very different markets and two very different buyers. Where each one actually makes sense.

However you come to the bay
Fideicomiso, closing costs, capital gains, which building actually holds its value — the questions nobody answers properly until you are already committed. We answer them first, in your language, before you see a single property.
Begin your search$23.1 million across 71 sides so far this year, against $16.4 million across 52 for all of 2025 — a team going in one direction. Your property reaches the Coldwell Banker Global Luxury network, a film crew, and an audience of North American buyers we built ourselves. Marketing that looks like the asset it is selling.
Request a valuationPreconstruction is a different sale — no building to walk, no comparables, a buyer committing against a rendering and a delivery date. We have taken four Grupo Solcon developments to market across the bay: Trópico sold out, Palmaré down to its final residence.
See the developmentsYour client is moving to Mexico and you can't follow them there. Send them to a Global Luxury team that speaks both languages, knows the fideicomiso process cold, and will hand them back to you for the next one. Referral agreements handled properly, in writing.

Three Grupo Solcon projects across the bay's most sought-after neighborhoods — sold from floor plans, on the ground, in both languages.

Ninety-four residences in the heart of the Romantic Zone, steps from Los Muertos Beach and the Malecón. Rooftop infinity pool and sun terrace.

Five minutes' walk from the sand. The North Tower is down to its final four residences. The South Tower opened this month with thirty-four of its thirty-seven still available — first choice of floor, view and line, at first-release pricing.

Near Playa Camarones, with a rooftop infinity pool. Approved for two additional floors mid-build, taking it from 38 units to 50 — and all but one has now sold.

The developments above are ours exclusively. These are individual properties we hold — everything else on the market is in the search further down.

Two adjoining mirror penthouses on the top two floors of Tower 2000, joined by an existing interior door. 344 m² each, or 689 m² taken together — 7,411 square feet of oceanfront on floors 26 and 27. Sold furnished, with original artwork by Beatriz Hidalgo de la Garza.

A residence in the marina itself — walkable to the boardwalk restaurants, the golf course and the yacht basin.
A selection. Most of our preconstruction sales never appear on the MLS, so the public record shows a fraction of this.
How the second side happens
That isn't luck, and it isn't the MLS doing the work. It's four things we do on every listing worth doing them on.
Significant listings get a dedicated site, not a line on a portal — see grandvenetianpenthouse.com. A buyer searching that building finds the property, not an aggregator.
Every listing worth it gets a full property tour on a channel with 63,000 views and an audience already watching this market. Stills don't sell a view; walking through it does.
Years in the bay, in both languages, on both sides of the state line — developers, agents, notaries, lenders and neighbours who call us first when something is about to move.
A steady share of our business comes from people we've already closed. They bought here, they liked how it went, and they tell the next person.

Selling Puerto Vallarta on film
Property tours, neighborhood guides and market updates — filmed on location, published twice a week, and watched from Seattle to Guadalajara. It is how most of our clients meet us.

Fourteen chapters on how buying here actually works — written because we kept having the same conversation and there was nowhere to point people. Ownership, costs, communities, and what a given budget really buys.

The journal
Two guides are already written and live on the current site. They move across as-is, and this is where everything you publish from here on will appear.

Two very different markets and two very different buyers. Where each one actually makes sense.

What it actually takes to move here — residency, cost of living, neighbourhoods and the decisions that come first.

Two neighbourhoods, two very different investment cases. Drafted, not yet published — an example of what fills this space.

The two of us
Every listing, every showing, every negotiation is handled by one of us. No assistants, no handoffs, no junior agent you meet at the closing table.
We met on opposite sides of a deal. Tom and his husband Chuck had just sold Casa Tamarindo and were buying into a preconstruction building Hannah was representing — so Tom was her client before he was her partner, and watched how she works from the side of the table where it counts.
The friendship came first and the partnership after. Our personalities are nothing alike, which is precisely why it works. Clients tend to notice inside five minutes; people who find us on YouTube regularly assume we're married, which Chuck finds funnier than we do.
Portland by birth, Vallarta for more than fifteen years — long enough to have raised three children here, through local public schools, in Spanish. One of them now sells real estate at Coldwell Banker La Costa too. She is a certified translator, so the contract and the room both get read in two languages, and she knows which buildings hold their value and which don't. In the gym five mornings a week, which the rest of us hear about.
From Austin, six years in Mexican real estate — but he bought here, renovated here and ran the place as a rental before he ever sold for anyone else. Questions about permits, taxes and what a remodel actually costs get a first-hand answer. Happiest near the ocean or halfway up a trail to another waterfall. Orchids, Florida State football, and a house in Vallarta shared with Chuck and two Boston terriers, Mason and Benny.
