Hotel Zone · Puerto Vallarta
The long beachfront corridor between Marina Vallarta and downtown, with ocean-view condominiums, good pools and shopping close by. Despite the name, it is much more than hotels. There are established residential communities here where people live full time, and we have closed sales in two of its newest towers.

The neighborhood
The Hotel Zone is worth considering if your idea of living in Puerto Vallarta includes an ocean view, a morning beach walk, a good pool and easy access to everyday conveniences. Despite the name, it is much more than hotels. There are established residential communities and beachfront condominiums where people live full time.
Day to day, you have shopping, groceries, restaurants and services nearby. La Isla, Plaza Caracol and Plaza Península are in or around this corridor, and the restaurants of Versalles are accessible from its southern section. Your exact building makes a big difference in what you can comfortably reach on foot.
We always make a distinction between being centrally located and being able to walk everywhere. The Hotel Zone is generally flat, but it stretches over a considerable distance. The main boulevard is busy, and crossing it or walking past long resort entrances can make a short distance on a map feel much longer.

Through the year
Winter brings more activity and comfortable weather for spending time outdoors. Summer is hotter and more humid, with rainy season generally running from June through October. Mornings are often good for getting outside, with storms more common later in the day. It is a different routine, especially if you are used to visiting only in January or February.
The quieter months can feel more relaxed, but we would never assume that every building empties out. A community with mostly full-time residents can feel very different from one with a steady turnover of vacation guests.
Who it suits
We think it suits buyers who want beach access, condominium amenities and a convenient home base. It can work well for full-time residents, seasonal owners and people who want to arrive, settle in and enjoy their home without maintaining a house.
It also suits people who enjoy going downtown but do not need to live in the middle of it. You can spend an evening in the Romantic Zone and come home to a different setting.
Someone who wants to step outside into a neighborhood of small shops, sidewalk cafés and familiar faces may prefer 5 de Diciembre. Someone drawn to a marina promenade, golf and a more contained neighborhood setting may feel more at home in Marina Vallarta.
And if complete quiet is a priority, we would be selective. An ocean view does not tell you whether you will hear traffic, resort entertainment, construction or activity around the pool.
Side by side
These three areas offer quite different versions of life in Vallarta.

A more defined neighborhood center around the marina, with restaurants along the waterfront promenade and a golf course nearby. It tends to appeal to buyers who enjoy having a familiar circuit for walking, dining and meeting friends, and it is convenient for the airport. Read more

More spread out, with beachfront living and shopping as major attractions. Your daily experience often revolves around your building, its amenities and the places immediately around it. We pay particular attention to the location of the entrance, the walking routes and which side of the boulevard you need to reach.

More connected to downtown life, with residential streets, neighborhood businesses and access to the Malecón and Centro. Some sections are relatively level while others climb the hillside, so “walkable” needs to be considered property by property. Read more
When we help buyers compare them, we ask about an ordinary day. Where will you walk the dog? Where will you buy groceries? Do you want to walk to dinner, or are you comfortable taking a ride? Those answers usually tell us more than a list of amenities.
What buyers get wrong
The biggest mistake is treating the Hotel Zone as though it is one uniform neighborhood. It is a long corridor, and two properties can offer very different lifestyles.
An ocean view does not mean direct beach access, and not every stretch of beach is the same. We want buyers to see the actual route to the sand and spend time on the beach in front of the property. Shore conditions vary. Las Glorias, for example, has naturally rocky sections, although most of the developments there clear the rocks and make a sandy beach in front of the building.
A beautiful pool and an impressive lobby do not tell you everything. We want to understand how the building is managed, what the HOA fees cover, how rentals are handled and whether the community’s everyday atmosphere fits the way you plan to live.
A winter visit does not give you the complete picture of owning here. Afternoon sun, summer air-conditioning use, rainy-day access and the number of guests using the amenities all matter.
Our advice is to choose the building and the daily routine together. The right Hotel Zone property can be a wonderful place to live, but the best fit is the one you will enjoy on an ordinary Tuesday as much as you do on vacation.
Our stake in it
We have brought the buyers on three sales in the Hotel Zone, all with the developer Grupo Parsi. At Harbor 171 we brought the buyers of 2701 in Torre Norte, a three-bedroom on the 27th floor that they bought in preconstruction. The tower is finished now and the owners have taken delivery, and it turned out beautifully.
Right beside it, Grupo Parsi is building Tridenta Towers, where we brought the buyers of 2501 and 2605. Our Tridenta clients are watching their building go up the same way Harbor 171 did, from a developer we have already seen deliver. We also have our own listings in the zone, at Harbor 171 and the Grand Venetian.

We brought the buyers on all three. Harbor 171 and Tridenta were bought in preconstruction. Harbor 171 has delivered, and Tridenta is under construction.

No. Despite the name, it is much more than hotels. There are established residential communities and beachfront condominiums where people live full time, along with shopping, groceries, restaurants and services nearby, including La Isla, Plaza Caracol and Plaza Península.
It depends on the building. The Hotel Zone is generally flat, but it stretches over a considerable distance. The main boulevard is busy, and crossing it or walking past long resort entrances can make a short distance on a map feel much longer. We always separate being centrally located from being able to walk everywhere.
