The neighborhood
5 de Diciembre was one of the first neighborhoods to grow when Puerto Vallarta boomed in the 1960s and 70s, and it kept the character that drew people here then: cobblestone streets, street murals, galleries and a mix of locals and foreigners who have been here for decades. The malecón and Playa Camarones are minutes away on foot.
The food scene runs the full range, from taco stands and Pepe's Tacos up to Café des Artistes and Barracuda on the beach. You do not need a reservation to eat well here, but it helps on the nights you want to.
What has changed is the real estate. New condominium buildings are going up on streets that used to be single-family homes, which is why we have been selling here as hard as anywhere in the bay. Central location, views of both the water and the mountains, and a short walk to the Romantic Zone across the river make it one of the most wanted addresses in town.
Living here
Downtown, the malecón and the Romantic Zone are all walkable. The airport and the marina are about twenty minutes by car.
There are still corner stores, a Sunday market and neighbors who have lived on the block for forty years. It is not a resort zone and does not try to be.
You can buy a renovated older condo or a unit in a building still under construction. We sell both, and we will tell you which one fits what you are trying to do.
In Mexico the covered outdoor space usually counts as part of the home. A published size here includes the terraces, which is how we quote it too.

Before you buy
Yes. Everything on the bay sits inside Mexico's restricted zone, so a foreign buyer holds title through a bank trust called a fideicomiso. It can be, if the developer delivers and the pricing is right. We sold 40 of Palmaré's 50 units before the last ten went on the MLS, and we only sell for developers we have watched finish buildings. Ask us about any project before you put down a deposit.

Playa Camarones is on the neighborhood's edge. From most of 5 de Diciembre it is a walk of three to ten blocks, and the malecón runs along the water the whole way.
