Marina Vallarta is the part of Puerto Vallarta built around its own yacht basin, with an 18-hole golf course, a boardwalk of restaurants on the water and the airport next door. Our office is on Calle Ancla in the marina itself, and we currently hold two listings here.

The neighborhood
Marina Vallarta was developed in the 1980s and sits right beside the airport, which suits anyone who flies in and out often. It is mostly residential and calm, with palm-lined streets and well-kept grounds, and the homes along the 18-hole golf course are among the most sought after in the bay. Downtown Puerto Vallarta and Nuevo Vallarta are each about fifteen minutes away.
The marina boardwalk, which is a different place from the famous malecón downtown, loops around the yacht basin with the Sierra Madre behind it. Restaurants, bars and shops line it and it stays busy from lunch into the night. Locals will point you to the crocodile that sits outside Los Alcatraces, and Ocho Tostadas is a regular stop for fresh seafood that often has a line.
Day to day is easy here. Plaza Marina and Plaza Neptuno have shops, medical offices and spas, and the Marriott, Velas Vallarta and Mayan Palace all sell day passes if you want a pool day without leaving the neighborhood. Boca de Tomates beach is close for a walk at sunset.
Families like it as well. The American School is here, the walking paths are stroller friendly, and there is an indoor play space for kids. Our office is on Calle Ancla, across from La Terraza restaurant, so stop in or send us a message.
Living here
From Marina Las Palmas you can walk to the boardwalk restaurants, the golf course and the yacht basin without getting in a car.
Both buildings above are gated with 24-hour security. Las Palmas also gives residents secured access straight out onto the marina.
Grand Venetian has five pools, a beach club, tennis courts, a spa and a restaurant. Las Palmas has a resort pool and a dog park. Ask what you are actually getting before you compare prices.
In Mexico the covered outdoor space usually counts as part of the home. A published size here includes the terraces, which is how we quote it too.

This is a day in our week in the marina: errands, the promenade, and one of our listings getting ready for an open house. The walk along the boardwalk starts about six and a half minutes in, with the restaurants and the boats on camera.

They are charged in pesos and they vary a lot between buildings. As two examples, Marina Las Palmas 313 is $10,632 MXN a month, and each Grand Venetian penthouse is $18,539 MXN a month as of August 2026. Ask for the current statement on any unit you are serious about, because fees get adjusted.

The airport is right next door, about five minutes away, and downtown Puerto Vallarta and Nuevo Vallarta are each around fifteen minutes by car. That is a big part of why people who travel a lot choose this part of the bay.
