Punta Mita · Riviera Nayarit
The private, gated resort at the northern tip of Banderas Bay, home to the Four Seasons, the St. Regis, two Jack Nicklaus golf courses, private beach clubs and some of the most spectacular homes on the bay. Before anything else, we make sure buyers know the difference between Punta Mita and the town of Punta de Mita next door, and exactly what the club membership costs.

The neighborhood
The biggest misconception about Punta Mita is the name. Punta de Mita is the actual town. Punta Mita is the private, gated luxury resort community beside it, and it is what most people mean when they talk about the Four Seasons, the St. Regis, the golf courses and the multimillion dollar homes. They are two very different experiences.
Inside the gates, everything is beautifully maintained. You have incredible golf courses, private beach clubs, restaurants, and some of the most spectacular homes in the entire Bay of Banderas. There is even a group of wild pigs living inside the gates, which we still find fascinating.
What people don’t always realize is that you are living in a resort environment. You are not going to walk out your front door and find a little Mexican neighborhood with taco stands, local shops and everything within walking distance. That isn’t what Punta Mita is, and frankly, that is exactly why some people love it.

Inside the gates
Every visit starts at the gate. Security calls ahead and checks you in, and even with our broker living inside, it takes us at least fifteen minutes every time.
Security keeps watch from posts high on the hills. If you stop your car somewhere, within a minute someone will show up to ask what you need.
The Four Seasons and the St. Regis are both inside the gates, along with two Jack Nicklaus golf courses, Pacífico and Bahía, and the famous Tail of the Whale hole.
Inside the gates you will find condominium and townhome communities like Tau, Las Marietas and Las Palmas, villas such as the Four Seasons Private Villas, and estates in areas like Lagos del Mar and Las Vistas.
What it costs to buy
Inside the gates of Punta Mita, luxury condominiums generally start around 1.5 million US dollars, while private villas and larger estates can range from 4 million to 20 million or more, depending on location, ocean frontage, size and amenities.
| Property type | Price (USD) |
|---|---|
| Luxury condominiums | $1.5M to $4M |
| Premium beachfront condos and penthouses | $4M to $7M |
| Private luxury villas | $4M to $9M |
| Large custom estates | $8M to $15M |
| Exceptional oceanfront trophy estates | $15M to $20M+ |
Approximate asking-price brackets as of October 2026, based on current listings. Outside the resort gates, in the town of Punta de Mita and the surrounding developments, condominiums can be considerably less expensive.
The club membership
This is one of the most important things we explain to buyers considering Punta Mita. When you buy inside the gates, you are not just buying a home. You are also buying into a lifestyle, and the club membership is a big part of that. It is also not optional. The membership deposit comes with every purchase inside the gates.
Depending on your membership category, you have access to Punta Mita’s private beach clubs, the golf courses, tennis and pickleball, the fitness center and other member experiences. The beach clubs are a huge attraction, and each has its own personality, with beautiful pools, restaurants, beach access and places to spend the day. For golfers, the Jack Nicklaus courses are certainly a big selling point.
But here is what we always want buyers to understand. Not every membership provides the same privileges, and membership does not mean everything is free. There are annual dues, and dining, golf and certain activities can involve additional charges. Membership costs are substantial, so we make sure our buyers know exactly which membership comes with a property, what the annual fees are, and what they can actually use before they decide. It is a wonderful lifestyle, but you need to know what you are paying for.
Pacífico Beach Club, Kupuri Beach Club and Bahía Beach Club, plus the Tennis Center, the Fitness Center and the Premier Members Lounge. Premier Golf adds the Pacífico and Bahía golf courses.
The St. Regis beach club, Sufi Ocean Club and the Surf Club. Tail of the Whale, the restaurant at the golf clubhouse named for the famous hole, is part of the golf facilities rather than one of the beach clubs. Meals everywhere are charged separately.
Dues are from Club Punta Mita’s 2026 dues sheets. The deposit was confirmed in October 2026. Figures change, so we confirm them again for every buyer before an offer. For the full story of the beach clubs and the golf, read our tour inside the gates.
Inside the gates or in town
The town of Punta de Mita sits right outside the gates, and it is everything the resort is not. It has its own beach, its own restaurants and the everyday energy of a Mexican beach town, and none of it needs a membership. One of our favorites is Lobster Paradise, right on the water. We loved it.
For buyers, the town matters for two reasons. Condominiums there and in the developments around it can cost considerably less than anything inside the gates. If you are drawn to the area but not to the resort lifestyle, Punta de Mita may be the better fit.
Who it suits
Punta Mita is perfect for someone who really enjoys resort-style living. If you love golf, beautiful beaches, exceptional service, privacy, security, and access to some of the nicest amenities in the region, it is hard to beat. It is also a great fit for people who want a second home where they can come down, relax, entertain family and friends, and not have to worry about much. Many owners have their own drivers, and most of the villas run with a chef and a full staff.
But it is not for everyone. If you love walking to your favorite neighborhood restaurant, stopping at a local coffee shop, going to the grocery store, or being surrounded by the everyday energy of Mexico, you might find Punta Mita a little isolated. You will need a car or transportation for most things outside the resort. And depending on how often you will actually use the property, the membership fees are something to weigh.
We have buyers who absolutely fall in love with Punta Mita, and others who visit and realize they would be much happier in Bucerías, La Cruz, Nuevo Nayarit or Puerto Vallarta. That is perfectly fine. For us, it is never about convincing someone that Punta Mita is the best place to buy. It is about making sure they understand what life there is actually like, because the best property is not necessarily the most expensive one or the one with the nicest view. It is the one that fits the way you want to live.
Our stake in it
We have sold on both sides of the gate. In the town of Punta de Mita we listed and sold a home ourselves. Inside the gates we have represented the buyers, which is the side of the table we sit on more often than people assume. Our broker lives inside the gates, and we have shown homes there many times.
We do not hold a listing inside the gates at this moment. We have full MLS access across Banderas Bay, so anything listed in Punta Mita or Punta de Mita is something we can show you and write an offer on, and we will walk you through the membership for that specific property before you commit to anything.

On the ground

Walk through it with us
We filmed this in January 2026 inside the gates: a penthouse, the grounds, the beach clubs and the golf. One correction: in the video we quote the membership deposit at 100,000 dollars, which is what we were told at the time. The confirmed figure is now 175,000 dollars.

Very. Every visit starts at the gate, where security calls ahead and checks you in, and it routinely takes us fifteen minutes to get through.
